We are always trying to excel when it comes to the efficiency of our overall construction processes, so we are excited to now be certified and registered as a design and build agent.

We take your ideas, wants/needs and then bring them to life in the form of a custom design tailored to you. 

We are then able to gather input from our experienced build team as to the practicality and efficiency of the design resulting in a cost effective, bespoke project that ticks all the boxes for you as our client. 
 

Here's our 7-step guide to a successful design and build project.

Let's Talk! Design Brief

We want to know about you. What are your interests? What are your likes and dislikes? Do you have a moodboard? If there are any absolute musts for the design of your project, we want to hear about them!

We'll put together all of the knowledge gained from our chat into a more formatted structure, the design brief. Once we're on the same page and have a clear direction for your project, we'll get you to give us a sign-off on the brief.

Concept Design

Off the back of a thorough consultation, a floor plan will be put together encompassing all of the key elements of the design brief. Different elevations of your build will begin to come to life taking into consideration things like orientation towards the sun, features in the landscape or indoor/outdoor flow.

We'll discuss types of cladding, interior/exterior finishes and if you have a moodboard, we'll really start honing in on specific looks and feels. 
 

Once we've agreed on the form and function of your property, then we'll develop a 3D model allowing you to really engage with the design and make any adjustments as you feel necessary.

Develop Design/Compliance 

At this point, we're able to formalise the design and begin gathering together the specification for all of the selected materials, based on your approval of course. 

We'll engage any consultants such as structural engineers (as required) and bring the overall form of the structure together along with any input from our build team that may be helpful coming into the cost effectiveness or practicality of the project.

We'll check for overall compliance with the building code and make sure we're in keeping with any covenants surrounding your property.  

We'll coordinate with our Quantity surveyor and check that our design meets your budget requirements making any adjustments here as we see fit for the overall success of the project.

Detailed Design 

Following sign off and approval of the developed design, we'll prepare drawings to a sufficient detail enabling us to lodge for a building consent. 

Prior to lodging for council consent, A full set of drawings will be presented to you. There's a lot of specific detail in these documents but there's no need for concern, we'll answer any questions you have making sure everything's crystal clear before sending the drawings away for consent.

Paperwork 

Now that we've ticked all of your boxes, it's time for us to go contractual. We'll ask you to sign a Registered Master Builders Contract along with a Master Builders Guarantee ensuring you're covered every step of the way through the build process. 

We'll ask for a deposit to secure the project ahead of any construction works commencing.

Consent Issued/Construction Begins

On receipt of council approval (building consent), We'll establish the site and building works begin, Exciting times!

Over the course of your build, we'll engage you to make the relevant selections such as kitchen/bathroom finishes, carpet, flooring and paint colours. There'll be lots of opportunities to be involved so keep your mood boards to hand.

Handover

Once we've completed all construction works as per our contract and code of compliance is issued. We'll schedule a handover with you and do a thorough walkaround of the property explaining all of its functions for you to enjoy!
